Indoor AC Unit Water Leakage: 5 Common Causes & Fast Field Fixes

Water dripping down a freshly painted living room wall is an emergency that triggers panic phone calls from customers. Technicians who can quickly isolate the true cause solve the issue on the first visit.

1. Algae and Slime Clogs in the Drain Pipe

The most common culprit. Condensation water in dark humid drain trays breeds gelatinous algae. Fix: Blow compressed nitrogen or high-pressure water back through the pipe, then flush with mild bleach solution.

2. Improper Indoor Unit Back-Slope Installation

If the indoor unit is mounted perfectly level or tilting slightly away from the drain outlet side, water overflows the internal tray before reaching the pipe. Fix: Re-align mounting plate with spirit level to ensure a 2-3 degree gentle drop toward the drain side.

3. Cracked or Warped Drain Tray

Years of thermal expansion or harsh chemical washing can crack plastic condensate trays. Inspect seams under a flashlight; seal hairline cracks with industrial silicone sealant.

4. Evaporator Coil Freezing (Ice Melting Overflows)

When refrigerant gas is low or airflow is choked, ice forms on the cooling coil. When the unit cycles off, the massive volume of melting ice overwhelms the drain tray. Fix: Clean filters and recharge refrigerant to restore operating pressures.

5. Missing or Degraded Insulation on Copper Suction Pipe

Uninsulated copper tubing inside the indoor unit sweats profusely due to condensation, dripping through the bottom casing. Fix: Re-wrap with closed-cell nitrile elastomeric insulation tape.
